EMC is a licensed, locally owned and operated property management company in the heart of the Willamette Valley owned and operated by Geoff and Valerie White. EMC offers professional management of investment properties offering services for commercial retail centers, industrial properties, office buildings, single family homes, townhouses, mobile home & RV parks, condos, duplexes, apartment communities & home owners associations and overall community management throughout Oregon.
We strive to serve the owner’s interests, as the owner would service their own property. Part of our strategy for each site is to create a personalized marketing plan by:
- Meeting with owner’s representatives to ascertain common goals and objectives.
- Inspect the property with our management group and make preliminary cost estimates.
- Formulate and implement a marketing plan.
- Meet with owner’s representatives and present findings, cost estimates and suggested marketing plans.
- Establish and implement plan based on agreed budget and priorities.
- Report progress to owners when certain benchmarks are achieved.
Valerie White, Executive Director of Property Management
Valerie is an Oregon Licensed Property Manager and has over 20 years experience in Real Estate and Property Management. Valerie is certified in management of several Section 8 Programs, Tax Credit, Home, Mobile Home and RV Parks. Valerie’s first hand knowledge in all aspects of property management are critical to helping our clients maximize investment potential. Valerie is able to offer fresh perspective, innovative ideas and create realistic budgets for owners while staying mindful of the overall projects goals. Valerie is a native Oregonian who grew-up in a small Eastern Oregon town and has lived in the Willamette Valley for over 28 years. Valerie is very active in the community, is a member of many associations and volunteers countless hours for local non-profits.
Geoff White, Executive Director of Operations
Geoff has been involved in construction and real estate for over 15 years, the 8 years prior to that Geoff worked as a manager for a fortune 500 financial institution working in several locations and markets from Portland to Corvallis. Geoff uses this knowledge when helping maintain properties, offering solutions to structural and cosmetic issues, as well as helping create action plans and allocate resources while operating within a strict budget. Geoff has been a Salem-Keizer resident his entire life and is passionately involved in the local community. Geoff is one of the original founding members of Law Enforcement for Youth (LEY), coaches multiple sports for the Boys and Girls Club and is involved with Salem Association of Realtors Community Fund.
Nicole Sherrod, Field Operations & Portfolio Manager
Nicole is an Oregon licensed professional and portfolio manager that has been with the company since its humble beginnings. Nicole loves that her position affords her the privilege of helping people find a place to call “home”. Her involvement with the leasing of our properties, and within our day to day operations, provide new challenges and opportunities for her personal and professional growth. Nicole is native to Oregon and has lived in the Salem area for most of her life.
Patty Hasche, Accounts Payable Manager
Patty has over 18 years experience in Accounts Payable in the Salem-Keizer area.
She is proud to be a part of the Encompass team. Growing up in the Sublimity-Stayton area of Oregon, she moved to Salem with her husband in 2006. She enjoys outdoor activities, such as riding quads and going fishing and crabbing.
Katy Rung, Project Coordinator
Katy handles all of the day to day business in the office and is the point person for maintenance needs of tenants, vendors, corporate accounts and staff. Katy is thrilled to have finally found a place to call “home” within EMC. Katy was raised in Keizer and is a softball coach as well as other sports.
